Scope of Work - Main duties, settings, geography, reporting relationships, other relationships:

This position is responsible for supervising the daily activities and the staff management of the Building OperationsDepartment in Connecticut. Responsible to provide safe, secure, economical and effective work environment foremployees, equipment and systems required to meet corporate goals. Supervises all of the daily planning, design,andconstruction of building operations systems and services for the UILbuilding assets (service centers, Energy Control Center, data center,offices, warehouses and fleet maintenance facilities, etc.). Coordinates work between requestors and BMManagement, internal clients, government regulators, inspectors and vendors. Focuses on continuousimprovement, decreased occupancy costs and supporting the development of the strategic plan for each ownedand leased facility. Implements systems to develop and track work management. Manages budgets and projects forBM Operationsand Maintenance (O&M) and maintenance driven Capital projects withincorporate guidelines. Reports to the Manager – Building Operations – Connecticut

The BM department scope covers all of the assets of the company in US, what includes the incumbent zone in NY,CT, MA, ME and non-incumbent as OR, TX, MN, DC, PN where Avangrid has office today, and any other future

location. The non-incumbent zone will be managed remotely.

The Connecticut zone consists of Buildings in the UIL Division (CNG, SCG, UI & BCG) and the NYSEGMechanicsville Division

They will have direct supervision of Nine (9) union technicians with responsibilities include mechanical andelectrical preventive maintenance, daily oversight and work order assignments, coordination of the workload,performance reviews, quality control inspections, safety audits, job specific and safety training.

Successful candidate will need to become the SME specific to the AVANGRID Property Management Systemsoftware – Work Management Portal (Archibus)

Successful candidate will receive and respond to requests from the employees through the AVANGRID PropertyManagement System software – Work Management Portal (Archibus)

Successful candidate will analyze the request, prepare a strategy to resolve it, manage the solution through thebuilding manager, building owner or any other vendor.

Successful candidate will need to update requests for building operations support through the AVANGRID PropertyManagement System software – Work Management Portal (Archibus).

Successful candidate will need to have the ability to travel regularly supporting all building assets throughout theConnecticut zone

Successful candidate will be directly involved in the management and oversight of contractors supportingoperational needs:1. General Contractors2. Electrical Contractor3. Mechanical Contractors4. Communications Contractors5. Engineering Firms6. Furniture Company

Successful candidate will be responsible to record, analyze and make conclusions of some metrics for the buildingoperations processes. These conclusions will be analyzed by the management of Building Operations.

Successful candidate will lead / participate in the analysis of space usage throughout all building assets across theConnecticut zone portfolio and provide ideas specific to efficiency measure that will reduce operational expenses.

Successful candidate will need to collaborate with Safety closely on facility evaluations and associated requests.

Successful candidate will participate in OPEX and CAPEX planning meetings to share ideas and project updates asit supports the annual plans, variances, and departmental financial goals.

Successful candidate will participate in the Forward 2020 – Building Optimization Plans as a team member asrequired.

Successful candidate will have a key role in the development and implementation of a new AVANGRID PropertyManagement System providing technical insight to system needs and functionality.

Successful candidate will be required to support a storm role as a requirement of the incident command structureand as it relates to Building Operations

Successful candidate will be required to perform construction inspections and adhere to all corporate safetymandates and PPE requirements.

Successful candidate will:- Be highly visible and have daily interaction with executives, BM Management, employees, and contactors.- Required to have strong communication skill and technical knowledge.- Assist in development and management of the Building Operations annual capex and opex budgets.- Implement and monitor the building preventative and correctivemaintenance programs, building and site cleanliness, ADA compliance,OSHA, NFPA and building fire systems, building environmentalregulations, etc.- Support BM Operations internal management procedures.- Assist in development of Building Operations maintenance driven building project and investment reports.- Development and approval of property optimization plans in coordination with Building.- Assist in the development of the various framework agreements needed for the functions of day-to-daymaintenance and maintenance driven capital work.- Supervising/project management of the maintenance projects.- Support Building operations annual investment and spending plan.- Liaising with the various organizations and internal customers asrequired for the function.- Ensure compliance with the policies, standards and proceduresestablished by the AVANGRID.- Responsible to record some metrics for the building operations processes.- Communicate positively about building standards and space consolidation efficiencies measure

MAJOR ROLES AND RESPONSIBILITIES (Scope of work - range of responsibilities):

Implements Building Operations strategy and develops departmentstaffing, training, budget and goals to achieve corporate objectives.(50%)

Ensures compliance with all State and Federal laws pertaining to

building maintenance, maintenance driven construction and safety. (20%)

Maximizes efficient portfolio of contractor and internal assets(electrical, mechanical, structural, etc.) to improve operationalperformance. (20%)

Oversees database maintenance of Building Maintenance Records. (10%)



Experience/Training:- 7 years of facilities management or related experience- Mechanical and electrical aptitude- Project management experience- Knowledge of OSHA, ADA, energy and building code requirements

Certifications:- Motor vehicle operator license

Required Education:Associates degree in Engineering, Construction Management, FacilitiesManagement or related field required with a minimum of 7 years of supervising programs, creating andimplementing process standards or any equivalent combination of training and experience which provides therequired knowledge, skills and abilities to perform the principle functions of the position.

Required Experience:At least 7 years of progressively responsible experience, supervisory orany equivalent combination of training and experience which provides therequired knowledge, skills and abilities to perform the principlefunctions of the position is required. Specifically, building management, interpersonal skills, contractor/vendormanagement, systemsand equipment maintenance, construction and project management, etc.
